Apple has taken a significant step in strengthening its India presence by leasing 2.7 lakh square feet of premium office space in Bengaluru’s Embassy Zenith tower. The long-term deal, valued at nearly ₹1,000 crore over 10 years, highlights the tech giant’s growing commitment to India as a global innovation and operations hub.

According to lease details, the space has been taken at an average rent of around ₹235 per sq ft, translating into a monthly rental outgo of ₹6.3 crore. The agreement also includes a 4.5% annual escalation clause, making it one of the most notable commercial real estate deals in recent times.

The office, located in Embassy Group’s Grade-A business park, is expected to house teams working across engineering, product development, and operations. This expansion aligns with Apple’s broader India strategy, which includes boosting local manufacturing, strengthening R&D operations, and supporting the country’s fast-growing iPhone export ecosystem.
